Our Proccess
Inquiry
The first step of the process begins with the initial inquiry from the client through the get started form on our website. The more information you’re able to provide, the better equipped we’ll be to respond to your inquiry.
Evaluation
Once we receives your inquiry, we’ll evaluate the proposed project and advise you whether we think we’re a good fit. Regrettably, factors such as location, budget, scope of work and the volume of requests we receive means we can’t provide quotes on every proposal or accept every job that comes our way.
Visit
To provide the initial estimate, our business manager will meet with you to visit the proposed project site and work with you to gather all the information required for the planning budget.
Budget
The planning budget is created and presented in person. This planning budget will give you a rough indication of the cost of the proposed project as discussed at the initial site visit with our business manager. If the planning budget is approved, we move forward to the next step.
Measure
If plans are required one of our drafting partners will arranges for another visit for a site measure used to create the permit drawings. At the time of the visit, a retainer is collected which covers pre-construction costs including drawings, permits and any other documents that must be drafted for city submission.
Presentation
If a visual representation of the design is requested by the client, a meeting is arranged to present the 3-D Sketch Ups that have been drafted for the client’s approval. The owner can notify the team of any changes they would like to make until they are satisfied with the design.
Scope of Work
With the completed drawings, our team creates a detailed scope of work that outlines the roadmap for the proposed project. As a project management-based company, we work with local subcontractors to provide us with initial quotes for pricing. Once the scope of work is completed, our business manager presents it to the client.
Contract
If the scope of work is approved by the client, Balance Project Development drafts a contract for both parties to sign, upon which a deposit will be collected and you’ll be introduced to your project manager, who will be leading the job and managing the team. Once permits have been approved by the city (submitted by the architect on the client’s behalf) we will then commence construction on the date stipulated in the contract.
Construction
Every project requires its own unique considerations and approach, but most demolition and commercial construction projects can expect some combination of Site preparation- Asbestos testing -Demolition & disposal -Concrete flatwork - Steel Stud Framing -Electrical -Plumbing -Drywall and finishing work
Post Project
We work hard to make sure that our work accords to the highest standards, and is always to your satisfaction. Balance Project Development offers a one year post-construction warranty, and we’re always a phone call away if there are any follow-up questions about your new space
