Commercial Interior Demolition in Edmonton

Balance Project Development provides commercial interior demolition across Edmonton and the surrounding area. We strip out offices, retail units, restaurants, medical clinics, hotels and industrial interiors, either to prepare a space for a new tenant or as the first phase of a full renovation. With more than 20 years of commercial construction experience, our licensed crews work safely, keep disruption to a minimum and leave a clean shell ready for what comes next.

Most of our interior demolition work is for property managers, landlords and businesses about to build out a new space, so we plan around occupied buildings, tight schedules and the next trade waiting to start.

What Our Interior Demolition Includes

Every project is scoped to what needs to come out and what needs to stay. A typical commercial strip-out can include:

  • Non-structural walls and partitions: steel and wood stud walls, glazing and office fronts
  • Ceilings: T-bar grid and tiles, drywall bulkheads and soffits
  • Flooring: carpet, vinyl tile, ceramic tile and adhesives, down to a clean slab
  • Millwork and fixtures: counters, cabinetry, shelving, retail fixtures and restaurant equipment
  • Building systems: making safe, capping and removing electrical, plumbing and HVAC runs back to the point the next design requires
  • Debris removal: hauling and disposal, with metals and other materials recycled where possible

Selective demolition is just as common as a full strip-out. We can remove a single wall, one tenant suite or one floor while protecting the finishes, systems and structure that are staying.

Built for Occupied Buildings

Interior demolition in a working building affects everyone around it. We help property managers keep tenants informed and comfortable by:

  • Scheduling noisy work early in the morning, after hours or on weekends when the building requires it
  • Controlling dust with containment, negative air where needed, and protection of corridors, elevators and common areas
  • Coordinating with building management on access, loading, elevator bookings and shut-downs
  • Keeping the site clean and secure at the end of every shift

Safety and Hazardous Materials

Many Edmonton buildings built before the 1990s contain asbestos in drywall compound, flooring, ceiling tiles or pipe insulation. Before demolition starts, we confirm what is in the space and, where hazardous materials are found, carry out asbestos removal and abatement in line with Alberta’s Occupational Health and Safety requirements. Electrical and mechanical systems are isolated and made safe before anything is removed.

Our Interior Demolition Process

  1. Site visit and scope: we walk the space with you, confirm what is being removed and what is staying, and note access, hours and building rules.
  2. Testing and planning: hazardous materials testing, a demolition plan and a clear, itemized quote.
  3. Protection and make-safe: we protect the areas that stay, set up containment and disconnect services.
  4. Demolition and removal: our crew strips the space in the agreed sequence and hauls debris off site.
  5. Clean shell handover: the space is swept clean and ready for the next trade, a new tenant or your tenant improvements.

Demolition as Part of a Bigger Project

Because Balance Project Development is a design-build firm, demolition does not have to be a standalone job. We can carry the project from strip-out through demising walls, permits and the full build-out, with one team accountable from start to finish. Read more about our process.

Frequently Asked Questions

How long does commercial interior demolition take?

Most single-suite interior demolitions in Edmonton take a few days to two weeks, depending on the size of the space, what is being removed, building access and whether hazardous materials need to be abated first. We give you a schedule with your quote.

Do I need a permit for interior demolition in Edmonton?

It depends on the scope. Demolition that is part of a renovation is often covered under the project’s building permit, and work involving electrical, plumbing or HVAC systems needs the appropriate trade permits. We confirm the requirements for your project during the site visit.

Can you work while the building is occupied?

Yes. Much of our work is in occupied office and retail buildings. We schedule noisy work around tenants, contain dust and coordinate closely with building management.

Do you test for asbestos before demolition?

Yes. Alberta requires hazardous materials such as asbestos to be identified before demolition or renovation work begins. We arrange testing and, if needed, safe abatement before the strip-out starts.

What happens to the debris?

We haul all debris off site and dispose of it at licensed facilities, recycling metals and other materials where possible.
